How to Assemble a First-Instance Rental Lawsuit File at Dubai RDC
The main points in 30 seconds
Register First Instance Lawsuit (Rental) is the Dubai Rental Disputes Center upload for a landlord and tenant claim at first instance. The set always holds the latest Ejari, Dubai's registered tenancy contract, the Emirates ID or the company licence with a photo ID, and a bank letter or statement that shows the plaintiff's IBAN, the international bank account number. Add the notarised notice only when the claim is eviction. Store the upload on the tenancy.
The folder already holds the latest Ejari, and Register First Instance Lawsuit (Rental) still has no identity page and no bank letter for the plaintiff's IBAN. That upload is the latest Ejari, the Emirates ID or the company licence, and the letter that shows the plaintiff's IBAN. A returned-cheque photo belongs on File an Execution — Cheques, not in this set. The notarised notice is not the next sheet, and it is added only when the claim is eviction.

The folder already has the latest Ejari
Register First Instance Lawsuit (Rental) is the Dubai Rental Disputes Center service for a dispute between a landlord and a tenant at the first degree of litigation. The English service card has no form. The document the service issues is a First Instance Judgment. The upload is made on the Center's website or through Real Estate Services Trustees Centers. The folder already has the latest Ejari. Hard copies are not accepted.
For a person, the missing identity page is a copy of the Emirates ID. For a company, it is a copy of the commercial licence and a copy of the manager's or owner's photo ID. The bank letter or bank statement has to mention the plaintiff's IBAN. The card does not ask for the tenant's IBAN.
A photo of a returned cheque in the same chat belongs on another service. The services index lists Register First Instance Lawsuit (Rental) under Lawsuits and File an Execution — Cheques under Execution. That execution service collects on dishonoured cheques. It asks for a copy of the dishonoured cheque and the bank-issued cheque return memo, and its IBAN line is for execution purposes. Those papers stay on the bounced-cheque execution file. A cheque named only as support on the first-instance card does not turn this upload into that execution file.
The schedule and the second document list
The English service card carries the schedule of charges. That schedule stays on the card. The English FAQ says there is no fee to open an account in a person's name or a company's name. That line is about the account. It does not say that registering the lawsuit has no charge.
The same page keeps a second document list for the initial lawsuit. Beside the last Ejari and the bank letter, it names the manager whose name is on the trade licence, a valid passport of the property owner with the residence permit for an expatriate, and a valid management contract. The service card asks a person for the Emirates ID, and a company for the commercial licence plus the manager's or owner's photo ID. A management contract appears among the supporting examples, and the card does not list a passport. Both lists are on the Center's site. Re-read the live FAQ before filing. The card does not say that a passport alone stops a filing, and it does not make the management contract mandatory.
The fourth item on the service card is a copy of the notarised notice — the card spells it "Notorised" — with the notification officer's report, or registered post with the acknowledgement. That pair is limited to an eviction claim. A claim that is not eviction does not take it, and the notice is not one of the three papers every claim carries.
An asterisk on the card covers any document supporting the claim, with examples such as a power of attorney, a management contract, correspondence, notices, electricity and water bills, cheques, and letters. Those examples are support, not a second required list. A cheque among them is still not the execution upload. An Ejari cancellation statement is not required for claim registration, so it is not added. When the landlord already has a latest Ejari, that copy stays. The FAQ allows a claim without a contract only when the filing also asks to prove the leasehold relationship, and that does not drop the Ejari already in the folder.
The schedule stays on the live card
This file does not state a fee, a percent, a dirham amount, or a deadline. The live English service card for Register First Instance Lawsuit (Rental) is where that schedule sits. The FAQ line on opening an account is about the account. It does not mean registering the lawsuit has no charge. The notarised notice is not a fourth paper on every claim. Before filing, re-read the live English FAQ. The manager named on the trade licence, an expatriate owner's passport with residence, and a valid management contract are a second official list. They are not extra papers on the three-paper list.
The three papers on every upload
The table is the three papers on every claim. It has no column for a charge and no row for the notice.
Papers always on the first-instance upload
| Paper | What the service card asks for |
|---|---|
| Latest Ejari | A copy of the latest lease (Ejari). An Ejari cancellation statement is not this sheet. |
| Identity | For a person, a copy of the Emirates ID. For a company, a copy of the commercial licence and a copy of the manager's or owner's photo ID. |
| Plaintiff's IBAN | A letter from the bank, or a bank statement, that mentions the plaintiff's IBAN. The tenant's account is not this line. |
The IBAN on the stored copy is the one on the bank's letter, not a sample number, a sample licence, or a sample Emirates ID. A rental good-conduct result is an electronic inquiry saved before the lease is signed. That good-conduct inquiry is not this upload. The Ejari registration checklist is how the tenancy was registered. This file uses a copy of the latest Ejari.
The set is stored on this tenancy
Name the tenancy, place the three papers, and add the notice pair only when this claim is eviction. A returned cheque, the unpaid-rent demand, and a twelve-month notice from another ground stay on their own files. Each sheet is in Arabic or has a legal Arabic translation.
Assemble the first-instance upload
Name this tenancy
The upload belongs to one tenancy. A loose scan that does not name the unit is not the file.
Put in the latest Ejari
Use a copy of the latest lease. If the only paper is an Ejari cancellation statement, leave it out. The English FAQ says that statement is not required for claim registration.
Add the identity page
For a person, add the Emirates ID. For a company, add the commercial licence and the manager's or owner's photo ID. The live FAQ also names the manager on the trade licence and an expatriate owner's passport with residence. Re-read that FAQ before filing, and do not print a sample number.
Add the plaintiff's IBAN letter
Add a letter from the bank or a bank statement that mentions the plaintiff's IBAN. The name on that letter is the plaintiff, not the tenant.
Add the notice only for an eviction claim
If, and only if, the claim is eviction, add the notarised notice with the notification officer's report, or registered post with the acknowledgement. Keep the officer's report or the acknowledgement with the notice. If that eviction is the twelve-month notice for own use, sale, or works, the notice itself is that twelve-month pack, attached only because this claim is eviction. If the claim is not eviction, leave the notice out, including a copy kept from another ground.
Leave a returned cheque on the execution file
If the chat is a returned cheque, stop. The dishonoured cheque and the bank return memo stay on File an Execution — Cheques. A cheque named only as support on the first-instance card does not turn this service into that execution file.
Leave the unpaid-rent demand on its own file
If the chat is only the written demand for unpaid rent and proof it was served, stop. That demand stays on its own file and stops before a case. Notices and letters may support a first-instance claim. They do not turn the demand into this upload.
Keep the sheets in Arabic, then store the set
Keep every sheet in Arabic or with a legal Arabic translation, ready to upload in the sections the system names. Store the set on the tenancy and stop.
Stop when this tenancy holds the first-instance upload: the latest Ejari, identity or the company licence, and the plaintiff's IBAN letter, with the notarised notice and its service proof stored in that set only when this claim is eviction. Do not write a fee, a percent, a dirham amount, or a deadline. The live English service card holds the schedule.
If the paper is a returned cheque, leave the dishonoured cheque and the bank return memo on the cheque-execution file. If the paper is the unpaid-rent demand and proof it was served, leave that demand on the unpaid-rent demand file. If the paper is a twelve-month notice for own use, sale, or works, and this claim is not that eviction, leave the notice on the twelve-month notice file. When this claim is that eviction, the notice is attached here, with the officer's report or the registered-post acknowledgement.
IziRento stores that upload on the tenancy. It does not open a Rental Disputes Center account, choose the service, translate the papers, pay the Center, or receive the judgment. Production identity documents stay out of the workspace.
Store the upload on the tenancy
Keep the first-instance set with this tenancy. IziRento stores the upload and does not file the case.
