File an RDC rental good-conduct inquiry before a Dubai lease is signed, match the person or company fields, and keep the emailed certificate with the tenancy.

Key takeaways

A rental good conduct certificate from the Rental Disputes Center is an electronic inquiry into the other party's rental case history before a Dubai lease is drawn. The form offers Inquiry on Tenant or Inquiry on Leaser, with a person block or a company block. It sends a one-time code to the mobile entered and emails the certificate. Save that email with this prospective tenancy before you sign, then stop.

The lease for this Dubai unit is not signed. The file for this unit is a rental good-conduct result from the Rental Disputes Center (RDC): the other party's rental case history, returned as the certificate the form emails. A salary letter, a chat, or a trade-licence photo already in the folder is not that result. Nothing has bounced, and no rent is unpaid, so this is not a dispute pack. Keep the emailed certificate with this prospective tenancy before you sign.

The emailed certificate is the pre-sign file

On the RDC service card, this service lets parties review the rental case history of the other party in the Rental Disputes Center system before a lease contract is drawn. The homepage card says the same thing. In the Digital Services menu the certificate sits beside Track Your Case, not in the lawsuit menu or the execution menu.

The RDC FAQ calls the Rental Good-Conduct Certificate an electronic service on the RDC website and the Dubai REST App. You can inquire about the landlord or the tenant, particularly where rental disputes at the Center are involved. Track Your Case, the next item on that FAQ, is a different service. When those pages were opened on 19 October 2026, the footer still read last updated 18 June 2026.

This inquiry does not register Ejari — Dubai tenancy registration — and it does not cancel an existing Ejari. The service card does not say the lease is void without the certificate. A Dubai Police good-conduct certificate is a different document.

A salary letter does not replace the inquiry. Salary, visa, and identity copies belong in another pre-sign file. A trade-licence photo and the names of people who may sign sit in the company signatory pack. A returned rent cheque is a bounced-cheque execution upload, and unpaid rent is a written demand. None of those is this emailed certificate.

That service card marks Service Form, Required Documents, Service Terms, Service Fees, Payment Method, and Issued Documents as Not Applicable, and Service Time as Instantly. The procedure is to open the website or the application, choose the service, enter the required data, click Submit, and view the required information. The channels named on the card and the FAQ are the Dubai REST App and the RDC website.

Issued Documents is marked Not Applicable, and the form still confirms that the certificate has been sent to the email entered. Neither page lists the lines inside that certificate. Keep the email the form says it sent.

Person block and company block

The live form offers Inquiry on Tenant and Inquiry on Leaser, and both labels use the same fields. Inquiry on Tenant is the check on the prospective tenant. Inquiry on Leaser is the check on the other side. On 19 October 2026 the form showed those two labels only, with no request-status control.

For a person, the required lines are Emirates ID, name, mobile, and email. The help text says the Emirates ID is the ID Number on the front of the card and starts with 784. For a company, the required lines are License Issuer, License Source, License Number, name, mobile, and email. There is no Emirates ID line on the company block. License Issuer and License Source appear as labels only, with no definition under them.

The mobile line says an OTP — a one-time code — will be sent to that number. Before submit, a prompt says an OTP has been sent to the mobile or the email and has to be entered. The confirmation says the Rental Good Conduct Certificate has been sent to the provided email.

Choosing Inquiry on Tenant or Inquiry on Leaser does not change this split. Leaser Type on the form uses that same split. The form has no column for a fee, a time, or a reference number.

One inquiry on the live channel

Match the party to a column, then run one inquiry for this tenancy. Income and identity copies, the company signatory pack, a bounced-cheque execution upload, and an unpaid-rent demand stay in their own files.

Run the inquiry and keep the email

  1. Confirm the job is this inquiry

The lease for this Dubai unit is not signed, and the missing paper is the other party's rental case history inside the Rental Disputes Center. Stop if the job is salary, visa, and identity copies, the company trade licence and who may sign, a returned rent cheque, or a written demand for unpaid rent.

  2. Mobile and email they can open

The form sends an OTP to the mobile number entered and the certificate to the email entered. Service Terms on the card are Not Applicable, and the form has no consent checkbox. Use a mobile and an email the other party can receive, because that is where the code and the certificate go.

  3. Inquiry on Tenant or Inquiry on Leaser

Inquiry on Tenant is for the prospective tenant. Inquiry on Leaser is for the other side. Use the label as the form prints it. The page does not offer a request-status control, and it does not ask for a reference number.

  4. Match the person block or the company block

Use the person column or the company column in the table. Emirates ID, the ID Number on the front of the card, starts with 784 and is not a company field. A salary letter does not replace those fields.

  5. Submit on the RDC website or the Dubai REST App

The service card and the FAQ name the RDC website and the Dubai REST App. Open one of those, choose the service, enter the data, click Submit, and view the information. The field names above are from the website form; the card does not name buttons inside the app. An older Dubai Land Department address for this service returned a not-found page on 19 October 2026, and the form says the certificate is emailed.

  6. Keep the emailed certificate with this tenancy

The confirmation says the Rental Good Conduct Certificate has been sent to the provided email. Keep it with this prospective tenancy, noted as Inquiry on Tenant or Inquiry on Leaser and as person or company. Service Time reads Instantly. Service Fees and Payment Method read Not Applicable.

After the email is saved

Once the certificate email is with this prospective tenancy, this inquiry is done. The fee and time labels stay as printed on the card. There is no reference number on the form, and the neighbouring files stay separate.

Labels on the card, and the limit on storage

Service Fees, Payment Method, Required Documents, Service Terms, and Issued Documents are marked Not Applicable. Service Time is marked Instantly. The form does not show a reference number. Income and identity copies, the company signatory pack, a bounced-cheque execution upload, and an unpaid-rent demand stay in their own files. IziRento stores the emailed certificate and does not submit the inquiry or read rental case history.

Stop when this prospective tenancy holds the emailed Rental Good Conduct Certificate from the live inquiry, noted as Inquiry on Tenant or Inquiry on Leaser and as person or company, before the lease is signed. Leave Service Fees as Not Applicable and Service Time as Instantly. Those labels are not a dirham amount or a minute count, and the form does not show a reference number. IziRento can store that email on the tenancy record without submitting the inquiry or reading RDC case history. The workspace is in pre-launch testing, and it is not a lawyer, broker, escrow, or property manager.

FAQ

Does a salary letter replace this inquiry?

No. Salary, visa, and identity copies are a different pre-sign file. This form asks for an Emirates ID on the person block, or for License Issuer, License Source, and License Number on the company block.

What if the other party has not consented?

Service Terms are Not Applicable, and the form has no consent checkbox. It sends an OTP to the mobile entered, asks for that code before submit, and emails the Rental Good Conduct Certificate to the address provided. Use a mobile and an email the other party can receive.

Where is the reference number?

The form opened on 19 October 2026 does not show a reference number or a request-status control. The confirmation says the certificate was sent to the provided email. Save that email with this prospective tenancy.

Is this a police good-conduct certificate?

It is the RDC inquiry into rental case history before a lease is drawn. A Dubai Police good-conduct certificate is a different document.

Does this file replace a bounced-cheque pack or an unpaid-rent demand?

It does not. A bounced-cheque execution pack is the file after a rent cheque is returned. An unpaid-rent demand is the file when rent is unpaid. This certificate is taken before the lease is signed, when nothing has bounced and no rent is unpaid.

File an RDC rental good-conduct inquiry before a Dubai lease is signed, match the person or company fields, and keep the emailed certificate with the tenancy.
