Ejari Property Management Contract Between Owner and Company in Dubai
The main points in 30 seconds
Ejari, Dubai’s tenancy registration system, registers the management contract signed between the property owner and the licensed real estate company. The registration service asks for that signed copy and issues a registered management contract. Ejari’s templates page publishes no management-contract blank. Keep the signed copy on the unit, with the owner, the company, and the unit named, before the company registers the tenant. Leave the fee line and the period as the parties wrote them.
The company will register the tenant. The file that has to be on the unit first is the management contract signed between the owner and the licensed real estate company. Ejari registers that contract. A broker listing PDF and a scanned power of attorney are not that contract. The templates page publishes no management-contract blank, so the file kept on the unit is the copy the parties signed.

The signed contract between the owner and the company
This file is the management contract signed between the property owner and the licensed real estate company. Real estate management companies apply to register or renew that contract through the Dubai Land Department service Registration and renewal of the real estate management contract application. The required document is a copy of the management contract signed between an owner and a real estate company. The document the service issues is a registered management contract. The page names two channels: the department website, through Ejari, and Dubai REST.
The department still hosts an English tenancy guide with a file date of 7 February 2020. In its section Registration of Management Contracts, contracts between the property owner and the licensed real estate company are registered through Ejari. The guide describes Ejari as the RERA (Real Estate Regulatory Agency) program under Law No. 26 of 2007, as amended by Law No. 33 of 2008. Registration lets the company obtain information on the registered property and carry out the operations the contract authorises during the contract period.
That contract sets responsibilities and obligations, especially property management, services to tenants, issuance and registration of lease contracts, legal follow-ups, rent collection, maintenance, and other obligations the parties include. The guide names tenant registration, rental, renewal, and eviction among the operations the company may carry out once the contract is registered. They stay inside the period of the management contract. The same guide also describes an owner who manages only property they personally own, and a company that manages property registered in its own name. Those arrangements are not this contract between an owner and a licensed company for this unit.
The Ejari templates page lists a unified tenancy contract labelled 7 September 2022 and building, unit, and villa spreadsheets labelled 11 November 2025. It does not list a management-contract blank, and the registration page does not give this contract a form number. A chat is not the contract. The company named on the contract has to be licensed for a real estate activity related to tenancy. The trade-licence and signatory documents are a different file.
On the unit before the tenancy is prepared
The tenancy contract is not prepared until this management contract is approved. The department’s FAQ states that the management contract must first be approved by the rental auditors before the Ejari contract is prepared. The signed copy is stored on the unit before the company registers the tenant or otherwise acts. The registration service addresses real estate management companies. The copy kept with the unit is the signed contract, and the application is the company’s.
The required document on that service is the one signed management contract. The register and renew tenancy page is a different service. Where a real estate company manages the property, or the owner already has Ejari access, that page does not send registration through a trustee office. A company registering through the system needs a licence for a property-management activity. If a company manages the property, the service-centre line points to a trustee centre or to that company. The tenancy’s own document list stays with the tenancy.
The owner, the company, and the unit
The copy has to show the owner, the company, and the unit for this home. The tenancy guide says the owner who delegates management signs a contract that identifies the parties, the property details, the obligations of each party, the management fees, and the contract period. A missing name is not supplied from memory or from a chat. If the owner’s name, the company’s name, or the unit is absent, the file still does not show who was appointed for this home.
Both sides need to have signed. The registration service asks for the contract signed between an owner and a real estate company, so an unsigned draft is not that document. When the registered management contract arrives, that copy is stored with the same unit. The two copies belong to one home. A directory of management companies lets an owner or a tenant look up companies that rent or manage property. The directory is not the signed contract.
The listing sheet is a different paper
The broker listing sheet is the lease brokerage agreement between the owner and the broker. It is the marketing paper kept before a unit is advertised, and it is not this management contract. A company can hold a brokerage licence and a management licence at the same time. For example, a PDF in the chat that authorises a listing is still the listing sheet. That sheet stays in its own file.
An official power of attorney is one way a representative stands for the owner. The document this registration service asks for is still the signed management contract. The leasing power of attorney remains its own file.
Cancellation of the management contract is a later file. Management companies cancel a contract concluded between an owner and a management company through the cancellation service, on Ejari and Dubai REST. Once the company terminates that contract, the FAQ says the unit will be managed by the owner.
The Ejari registration documents for the tenancy are the lease file. An Abu Dhabi property-management agreement is filed in that emirate, not on this Dubai unit. Circular No. 2 of 2019 sits with jointly owned property. A holiday-home permit is a separate permit. None of those papers replaces the signed management contract between the owner and the licensed company on this unit.
The fee and the period stay as written
The tenancy guide names management fees and the contract period on the signed contract. It prints no figure for either line. On the registration page, the service-fee label and the service-time label describe that registration service.
Leave the fee line and the period
The signed contract records the management fee and the contract period the parties wrote. Leave both as they stand. Do not add a percentage, a flat fee, VAT, a dirham amount, a default length, or a notice period. The fee label and the time label on the registration page describe that service, not the company’s price and not how long management lasts.
Store the signed copy, then stop
The signed copy goes on the unit before the company acts. Both signatures are on it, the three names match this home, and the fee line and the period stay as written. When the registered management contract arrives, it is stored with the same unit. The licence pack, the leasing power of attorney, the listing sheet, the tenancy pack, and any cancellation file stay where they already are.
Filing order for this contract
Confirm the signed contract
Confirm the PDF is the management contract signed by the owner and the company for this unit, with both sides signed. If the PDF is the broker listing sheet or a power of attorney, leave it in that other file.
Read the three names
Read the owner’s name, the company’s name, and the unit. They need to match this home and this company. Do not invent a missing name.
Read the period the parties wrote
Read the contract period printed on the page. Do not add a length the contract does not already show.
Leave the fee line
Leave the management-fee line as the parties wrote it, including a line they left blank.
Store the signed copy on the unit
Put the signed copy in the unit file before the company registers the tenancy or otherwise acts.
Add the registered copy later
When the registered management contract arrives, store that copy with the same unit.
Leave the other files
Leave the company licence pack, the leasing power of attorney, the broker listing sheet, the tenancy Ejari pack, and any cancellation file untouched.
The file is in place when the signed management contract between the owner and the licensed company is stored on the unit before the company acts, and the copy names the owner, the company, and the unit. When the registered management contract arrives, store that copy with the same unit. Do not add a management percent, a company fee, a dirham amount, or a term the contract does not already print, and do not read the registration service’s fee label or time label as the company’s price. The listing sheet, the leasing power of attorney, the company licence pack, the tenancy registration file, and a cancellation filing each stay separate. IziRento stores the signed copy and does not register it in Ejari.
Keep the signed contract on the unit
IziRento stores the owner-and-company contract with the unit. It does not register the contract in Ejari or sign for the owner.
