How to Keep an Advance Property Access Notice for Dubai Repairs or Inspection

File a Dubai advance access notice for each planned repair or inspection: purpose, date window, who attends, and the tenant’s written reply.

Key takeaways

An advance property access notice is one written request per planned Dubai visit during the tenancy: purpose, proposed date and window, who attends, and the tenant’s reply or agreed alternative. Keep it with that tenancy’s papers. Law No. 26 of 2007 and Law No. 33 of 2008 set no fixed hour count for routine entry in the opened English texts. Copy an hour figure only from a signed clause. Store the notice and reply beside the tenancy.

Planned access for a repair or inspection often lives only in chat. When someone later asks what window was agreed, there is no one paper with the purpose, the proposed date and time window, who will attend, and the tenant’s reply. Keep one written advance access notice for that visit beside this tenancy’s papers while the contract runs. Commercial “24 / 48 hour” counts are not printed here as a rule from Law No. 26 of 2007 or Law No. 33 of 2008.

This notice, not the neighbouring papers

The file is one written advance access notice per planned visit during the tenancy. It names the purpose, the proposed date and time window, who will attend, and the tenant’s reply or the agreed alternative window. It sits beside the contract for that unit while the term runs. A chat thread alone is not that trail.

It is not the repair-request log. That log follows the fault, approval, invoice, and completion for a reported defect. A short note after the visit may say a separate repair row is needed; it does not rebuild those fields here. It is not the handover condition walkthrough, which records the unit when keys change hands. It is not a keys-and-cards inventory. And it is not the Article 25 eviction Notice served through a notary or registered mail for recovering the property.

Under Article 16 of Law No. 26 of 2007, unless the parties agreed otherwise, the landlord during the term is responsible for maintenance and for repairing a defect or damage that affects the tenant’s intended use. That duty explains why a planned visit may be needed. It does not replace a written request that records the window and the reply.

Article 34 bars the landlord from cutting services or otherwise disturbing the tenant’s use of the property. Explanatory notes from 2026 treat that article as a ban on interference, including obstruction of access, not as a chart of hours for a planned landlord visit. This notice is the working paper for that visit, not a police or tribunal filing.

Ejari, Dubai’s tenancy registration, uses a unified tenancy contract. Clause 8 says the landlord ensures full use of the premises and ordinary maintenance for that purpose, unless the parties agreed otherwise in writing, and must not act to reduce the benefit of the premises. Those clauses do not set a waiting period before the landlord may enter. Some housing-area forms agree that competent authorities may make periodic inspection visits to check compliance. That is not a free pass for the landlord to walk in while the tenant is at work.

The opened English texts of Law No. 26 of 2007 and Law No. 33 of 2008 do not set a fixed number of hours of advance notice for routine entry for repair or inspection. Commercial notice templates that discuss customary hour bands still say the 2007 law does not fix a minimum. Treat those bands as someone else’s custom, not as Dubai’s legal minimum.

Law No. 33 of 2008 defines Notice as a written notice given through a notary, by registered mail, by hand, or by another lawful technical means. That definition supports formal notices under the law, including eviction under Article 25. It is not a table of hours for a mid-tenancy contractor visit. A mid-tenancy inspection note from August 2026 treats inspection during the term as a process with a real purpose, a written request covering date, window, duration, and roles, and a recorded reply — not an open right of entry. Sale or re-let viewings need their own purpose line or their own request. Emergency entry for an immediate risk sits outside this planned-visit file.

No statute hour, and not the other files

Do not write “the law requires 24 hours” or “RERA requires 48 hours.” A number of hours appears only if these parties already wrote it on the signed page, and then only in their wording. If the page is silent, leave the hour blank and agree a window in writing. This folder is not the repair-request log, not the handover condition walkthrough, not a keys inventory, and not the Article 25 eviction Notice. Ejari registration does not grant free landlord entry; a clause about inspection by competent authorities is not a blank walk-in for the owner.

Fill one notice in this order

  1. Open one row for this tenancy while the contract runs

Open a record for this planned visit while the lease is in force, not for move-out day. Note the purpose, the proposed date and window, who will attend, and the channel used to send the request. Leave the handover condition form and the keys count in their own files.

  2. Read any signed access, inspection, or viewing clause

Open the signed contract and any addendum that already covers access, inspection, or viewings. If these parties wrote a period or a process, copy that wording as it stands. If the page is silent, do not insert an hour figure as if Law No. 26 of 2007 or Law No. 33 of 2008 required it.

  3. Write one purpose

State one purpose: repair by a contractor, a maintenance inspection, or another named reason. Do not mix a sale viewing with an air-conditioning check in one line without saying so. Keep one clear purpose per request so the tenant’s reply attaches to a known job.

  4. Send a written request with date, window, and who attends

Send a written request that names the date, the time window, the roles of people who will attend, and whether photos or a contractor are needed. Clause 7 of the unified Ejari form points formal dispute notices to the email and phone contacts on the contract; for this operational visit, a checkable written record on those same channels is enough. A voice note with no text does not fill the row.

  5. Attach the tenant’s reply or the agreed alternative window

Keep the tenant’s written reply with the request. If the tenant offers another window, record that new window on the same row. Do not mark consent after the contractor is already at the door.

  6. Close the row briefly after the visit

After the visit, note who came, whether entry happened, and whether a separate repair-request row is needed. Do not rebuild the fault, approval, invoice, or completion fields on this notice. Do not turn the note into a room-by-room move-out checklist.

  7. Leave a copy beside the contract and stop

Keep a copy of the notice and the reply beside this tenancy’s papers. The parties keep their own originals. IziRento can store a copy next to the tenancy record. It does not serve the notice, confirm lawful entry, or open a dispute case.

FAQ

What if the tenant never replies?

Keep the written request on the row with the date it was sent, the proposed window, and who was named to attend. Do not mark consent that was never given, and do not fill in an hour count from a blog as if the statute required it. If you still need entry, take advice on the next step for your facts. This notice does not cover lock changes, spare-key entry, or how to open a dispute case.

Does a chat message alone replace this notice?

A chat message can be the channel that carries the request, but only if the written trail still shows the purpose, the proposed date and window, who will attend, and the tenant’s reply or the agreed alternative. A voice note or a one-line “come tomorrow” with no saved reply leaves the file empty. Save the request and the reply together beside the contract.

Is this the same paper as a repair-request log?

No. The advance access notice records the visit arrangement before entry. The repair-request log follows the fault, the written approval, the contractor invoice, and completion. After the visit you may note that a separate repair row is needed. You do not rebuild that log inside this notice, and you do not turn this notice into the handover condition walkthrough used when keys change hands.

Stop when this tenancy’s file can show, for that planned visit, the written request with purpose, proposed date and window, and who attends, plus the tenant’s reply or the agreed alternative window, and a short visit outcome on the same row. Do not print a 24- or 48-hour figure as a requirement of Law No. 26 of 2007 or Law No. 33 of 2008. IziRento can store a copy of the notice and the reply beside the tenancy and does not serve the notice, confirm lawful entry, or file a dispute. Leave the repair-request log and the handover inspection in their own files.

File a Dubai advance access notice for each planned repair or inspection: purpose, date window, who attends, and the tenant’s written reply.
