Key takeaways
A Dubai non-rent cure-notice file is a written Notice requesting compliance with a named Law or Lease Contract obligation under replaced Article 25(1)(h). Law No. 33 of 2008 gives thirty days from the date that Notice is served. Article 25(1) service is through a Notary Public or by registered mail, and the Arabic text prevails. Keep the proof for the one route used, and stop before any Rental Dispute Centre claim.
When a Dubai tenant has not performed a non-rent Law or Lease Contract obligation, keep a written Notice requesting compliance that names this unit, this contract, and the obligation or term to perform. Replaced Article 25(1)(h) gives thirty days from the date that Notice is served. Serve it through a Notary Public or by registered mail, keep the proof for that route, and stop before any claim.
That file is the compliance notice under replaced Article 25(1)(h) in Law No. 33 of 2008, issued in Dubai on 1 December 2008. A WhatsApp “fix it” or a dated letter with no service record is not this file. The Arabic text prevails over the English translation.

Article 25(1)(h) is the compliance notice
The replaced Article 25(1)(h) is the ground for a Notice requesting compliance. In the English Legal Affairs text, the landlord may seek eviction before expiry where the tenant fails to comply with any Law or Lease Contract obligation within thirty days from service of a Notice requesting compliance. The Arabic text counts the same thirty days from the landlord’s notification to perform that obligation or condition. Arabic prevails if the two disagree.
The closing sentence of paragraph (1) says how that notice is given. The landlord notifies the tenant through a Notary Public, الكاتب العدل, or by registered mail, البريد المسجل. The two are alternatives. The file keeps the proof of the one that was used.
A wider definition of Notice in the same law still allows a Notary Public, registered mail, delivery by hand, or a technological means approved by law. That definition does not name email or WhatsApp. Article 25(1) then limits this compliance notice to the notary or to registered mail.
Law No. 33 of 2008 does not set out a form for this notice. Replaced Article 4 says the lease describes the property so there is no uncertainty, and it states the purpose, the term, the rent and how it is paid. The notice therefore names the unit as the contract describes it, and it identifies the contract. An Ejari number line, a title deed, a no-objection certificate, and a photo block are extras the article does not require. Ejari — Dubai’s tenancy registration — is a separate checklist from this file.
Replaced Article 25(1) lists nine mid-lease grounds. Only unpaid rent in (a) and failure to comply with a Law or Lease Contract obligation in (h) give a thirty-day period that starts from a landlord notice. Other grounds — unauthorised subletting, illegal use, dangerous change or damage, wrong purpose, collapse risk, government demolition — do not include that thirty-day cure after a notice. Commercial vacancy in (d) states occupancy day counts, not a cure period after a served notice.
The Legal Affairs page for Law No. 26 of 2007 still shows the superseded Article 25. Law No. 33 of 2008 replaced that article. That older page is not the live compliance rule.
If the problem is unpaid rent, the file is the payment demand under Article 25(1)(a), not this notice. A twelve-month notice for own use, sale, or works is Article 25(2). A change of rent before renewal is a different letter.
Set the other papers aside before the draft
Before the notice is written, separate it from the payment demand, the twelve-month recovery notice, and the sublet yes-or-no page. Those jobs use different papers and different day counts.
The Dubai Land Department FAQ restates failure to comply within 30 days from the date of notice to abide by the obligations or conditions, with notification through the Notary Public or by registered mail for those listed cases. The same FAQ’s unpaid-rent answer uses “no less than 30 days” and an eviction allowance. That unpaid-rent wording is not this file’s rule. The day count here is the one in Article 25(1)(h).
Only the non-rent compliance notice
This folder is the written Notice requesting compliance with a named Law or Lease Contract obligation under Article 25(1)(h). An unpaid-rent payment demand under Article 25(1)(a) belongs elsewhere. An Article 25(2) notice, at least twelve months before a vacate date, for own use, sale, or works, belongs elsewhere. Written sublet consent or refusal under Article 24 is a later yes-or-no page, not this notice. Unauthorised subletting as an eviction ground is Article 25(1)(b) and does not print the (h) cure sentence — do not invent a thirty-day cure for it. Thirty days are not invented for every mid-lease ground. A Rental Dispute Centre claim is a later decision. This notice does not set a court fee, a notary price, or a postage price. The general Notice definition still allows hand delivery or a technological means approved by law; it does not add WhatsApp, email, or a courier to Article 25(1). A Notary Public and registered mail are alternatives. Keep the proof for the one route used.
File the notice and the proof of service
The sequence runs from the named obligation on the signed contract to the proof of service. The thirty days on this file are only the ones Article 25(1)(h) writes: from the date the Notice requesting compliance is served.
The Rental Dispute Centre’s first-instance page describes the eviction document as a notarised notice together with the notification officer’s report, or as registered post together with the acknowledgement of receipt. Those are the two records to keep with the notice. The rest of that page belongs to a lawsuit at the Centre.
A twelve-month notice under Article 25(2), and a written sublet consent under Article 24, stay in their own folders. Stop when the compliance notice and one route’s proof are filed.
Non-rent cure-notice file
Confirm the non-rent path and name the obligation
Open the signed contract and read the unit, the purpose, and the lease terms. Name the Law or Lease Contract obligation the tenant has not performed. If the problem is unpaid rent, use the Article 25(1)(a) payment demand instead. If the path is a twelve-month notice, a sublet yes-or-no page, or a change of rent before renewal, use that other file. If the signed contract does not contain the term you want to enforce, do not invent one.
Draft the notice for this tenancy and this obligation
Name the parties as on the contract. Describe the unit as the contract does, and identify the contract. State the obligation or lease term the tenant must perform, and ask the tenant to comply. Keep the copy that will actually be served. The statute does not add an Ejari-number line, a title deed, or a photo block.
Use the thirty days only as Article 25(1)(h) writes them
The article is thirty days from the date the Notice requesting compliance is served. Do not invent a second count. Do not copy a blog table that gives thirty days to every mid-lease ground. Do not invent a shorter “usual” period.
Serve by one of the two routes
Serve the notice through a Notary Public or by registered mail. One channel is enough. Registered mail is the postal item and its acknowledgement, including the address used. WhatsApp, SMS, ordinary email, a phone call, hand delivery, a courier slip, a registered email, and a notice pasted on the door are not Article 25(1) service. A chat may stay in the folder as correspondence.
File the proof, and keep correspondence beside the notice
For the notary, keep the notarised notice and the notification officer’s report. For registered mail, keep the registered-post record and the acknowledgement of receipt, and note the address used. Do keep photos, inspection notes, and chat beside the notice as correspondence. Don’t treat those papers as the Notice requesting compliance, and don’t start the thirty days from them — the served notice does, and the file uses the date on that service record.
Leave the services on
Article 34 of Law No. 26 of 2007, which Law No. 33 of 2008 does not list as replaced, says the landlord may not disconnect services or disturb the tenant’s use. Cutting DEWA — Dubai’s electricity and water utility — or changing the lock is not how this file answers the breach.
Store the file and stop
The folder is complete when it holds the written Notice requesting compliance naming the unit, the contract, and the obligation or lease term to perform, plus the proof for the one route used: the notarised notice with the notification officer’s report, or the registered-mail acknowledgement. The date on that proof is the date the file uses. Do not add the other channel, invent a thirty-day cure for a ground that does not print one, state a fee, or open a claim. IziRento can store the notice and that proof on the tenancy. It does not serve the notice or file a case.
Keep the notice on the tenancy
IziRento stores the compliance notice and the service proof with the lease. It does not serve the notice or open a case. Access is for pre-launch testing.
