How to File an RDC Execution Writ After a Dubai Rental Judgment

Register an Execution Proceeding - Rental is the Dubai Rental Disputes Center upload for enforcing a rental judgment. The file opens on the enforcement writ appended with the enforcement stamp. A judgment PDF without that stamp is not the first sheet. The appeal-deposit receipt stays in only when it exists, the offer-and-deposit receipt only when the verdict renews the lease, and a bank letter or statement only if the execution claimant's IBAN needs an update.
Register an Execution Proceeding - Rental is the upload a Dubai landlord keeps once a rental judgment can be enforced. The Rental Disputes Center (RDC) opens that set on the enforcement writ appended with the enforcement stamp. Eviction, a monetary claim, and lease renewal are the examples on the service card. The appeal-deposit receipt, the offer-and-deposit receipt, and a bank letter about the execution claimant's IBAN stay out unless their own condition is met.
The judgment PDF is already in the folder, and it has no execution stamp. Register an Execution Proceeding - Rental has not started while that PDF is only the judgment. The file opens on the enforcement writ once the stamp is on it. A returned-cheque photo belongs on File an Execution — Cheques, and a conciliation agreement belongs on its own file.

A plain judgment PDF is not the writ
The service has no form. The Centre issues an Enforcement Plaint. The channels are the RDC website and Real Estate Services Trustees Centers. On the website, the second step is to get the judgment with the Execution Writ Stamp from the Registration Section, electronically or by email, then submit the documents and the receipts. The English service card names that issued document and the upload at www.rdc.gov.ae. The sheets are uploaded in the sections the system names.
The first sheet is the enforcement writ appended with the enforcement stamp. The English FAQ calls this the electronic Execution Writ: the service through which the Execution Stamp, as appended to the judgment, is extracted electronically during the execution of a verdict. An executive writ is created through the system. A judgment PDF that does not yet carry the stamp is not this sheet.
The Land Department directory lists eExecution Writ and E-executive deed, and Execution case is the name of the page that no longer opens. The older name on that row is eExecution Writ, beside the Arabic name السند التنفيذي الالكتروني. The service directory keeps the row. The service pages under Execution case and E-executive deed no longer open. The current definition of the electronic Execution Writ is the one on that FAQ.
An Abu Dhabi rental dispute sits with the Abu Dhabi Judicial Department. The Rental Dispute Settlement Committees decide those disputes under Law No. 20 of 2006. The Enforcement Division enforces judgments marked by the executive wording, including through its Eviction, Sale and Auction Enforcement Branch. A Dubai rental judgment stays on this file.

Charges and old pages stay off the file
The English service card prints a fee schedule and a registration-duration line. The FAQ prints a wait before execution on the website, and a later wait before electronic requests. The cheque-execution card prints its own figures. A Land Department capture from 7 December 2024 prints a fee block and a waiting line. Those figures stay on those pages.
That capture also numbered a copy of the original tenancy contract for a renewal. The live card does not number that sheet. The services index lists this proceeding beside File an Execution — Cheques. Register First Instance Lawsuit (Rental), amicable settlement, Register an Appeal - Rental, jointly owned real properties, and Register a Writ of Payment are separate entries.
What the four lines do not carry
This file does not state a fee, a percentage, a dirham amount, or a waiting period. Those figures stay on the English service card, the FAQ, the cheque-execution card, and the 7 December 2024 capture. The order is the stamp, then this execution file, then later electronic requests. A judgment in presentia, given with the parties present, runs from the day following issuance. A judgment in absentia, given in the defendant's absence, runs from notice to the defendant. The lengths stay on the live pages. The capture's tenancy-contract copy is not a fifth sheet, and the old Execution case and E-executive deed pages no longer open. Cheque execution, the first-instance upload, the conciliation agreement, and the appeal plaint are other files. A new party cannot be added personally in the execution phase of judgments. The service card does not require a passport holder to file through another person.
Four papers, three of them conditional
The writ with the stamp is the sheet the file opens on. The appeal-deposit receipt comes in only when it exists, the offer-and-deposit receipt only when the verdict renews the lease, and the bank letter only if the execution claimant's IBAN needs an update. Other papers that support the claim already decided are not a fifth sheet. The appeal plaint is Register an Appeal - Rental. The cheque-execution card asks for a dishonoured cheque, a bank return memo, and an IBAN letter for execution purposes. That card names its issued document Enforcement Plain. This card names Enforcement Plaint.

Name the case, then place the writ only after the Registration Section has appended the stamp, electronically or by email. Each later sheet follows its own condition. Papers that belong to another RDC service stay on that service.

Place the writ after the stamp
Add the enforcement writ only after the Registration Section has appended the stamp, electronically or by email. A plain judgment PDF is not this sheet.
Add the appeal receipt if it exists
Add the appeal security-deposit receipt only when it exists. If no appeal was filed, leave the line empty. The appeal plaint stays on Register an Appeal - Rental.
Add the renewal receipt only for a renewal
Add a copy of the Offer and Deposit receipt only when the verdict being enforced renews the lease. Leave it out for a money award or an eviction.
Add the bank letter only for an update
Add a bank letter or a bank statement that mentions the execution claimant's IBAN only if an update is required. If the execution account has not changed, leave the line empty.
Keep other papers as support
Documents that support the claim already adjudicated can sit with the file. A cheque copy among them does not turn this service into cheque execution.
Leave a returned cheque on its own service
A returned cheque belongs on File an Execution — Cheques, with the dishonoured cheque, the bank return memo, and that service's bank letter for execution purposes.
Leave the first-instance upload where it is
Leave the latest Ejari, Dubai's registered tenancy contract, with identity or the company licence and the plaintiff's IBAN letter, on the file that opened the claim.
Leave the conciliation agreement on its file
Leave Agreement or Waiver on the conciliation file. An execution file can enforce an agreement later, but the signature page does not replace the stamp.
Leave an Abu Dhabi judgment with that court
An Abu Dhabi rental judgment stays with the Abu Dhabi Judicial Department.
Keep the sheets in Arabic and ready to upload
Keep every sheet in Arabic or with a legal Arabic translation, ready to upload on www.rdc.gov.ae. The Centre does not take hard copies.
Store the set
Keep the finished set on the case.
The case is complete when it holds the stamped writ, the appeal-deposit receipt only if that receipt exists, the offer-and-deposit receipt only if the verdict renews the lease, and a bank letter or statement only if the IBAN needs an update. This article does not state the fee or a waiting period. The live English service card is where that schedule sits.
If the paper is a returned cheque, leave it on File an Execution — Cheques. If the paper is the first-instance upload, leave the latest Ejari, identity or the company licence, and the plaintiff's IBAN letter on that earlier file. If the paper is the conciliation agreement, leave Agreement or Waiver on its own file. If the judgment is an Abu Dhabi rental judgment, leave it with the Abu Dhabi Judicial Department.
