How to Keep a Building Insurance Policy Schedule for a Dubai Rental

•8 min read•Article•Leonid Gorok

The main points in 30 seconds

A building insurance policy schedule for a Dubai rental is the insurer’s page that names the insured and this home, with each endorsement kept beside it. A message that the building is insured is not that page. On jointly owned property, Law No. (6) of 2019 places the building policy with the management entity. File the copy that names this building or this unit, and leave the air-conditioning contract, the contents list, and the lender’s consent in their own files.

Someone has said the building is insured. That message is not the insurer’s policy schedule. The file for this tenancy is the schedule that names the insured and this Dubai home, with each endorsement stored beside it. Read the insured, the home, and the covers in the words already printed there. The annual air-conditioning service contract, the furnished contents list, and the lender’s written consent to let are other files.

The schedule that names this home

The page to keep is the insurer’s policy schedule for this home. Dubai National Insurance’s specimen home wording says the policy is valid only for the covers selected, and it points to the policy schedule to verify them. In that wording, “this policy” includes the schedule and any sections, specifications, or endorsements attached to it. Buildings are the structure at the address shown in the schedule.

GIG’s Home Comfort wording says the attached schedule specifies the cover selected and is the evidence of insurance.

Salama’s home takaful wording, distributed by Al Hilal Bank, treats an endorsement as an agreed change shown on the schedule. The schedule is the validation page, naming the insured, the period of insurance, the sections insured, and the other particulars already printed there.

The unified Ejari tenancy contract — Ejari is Dubai’s tenancy registration — covers use, written approval for alterations and subletting, utilities, rent, regular maintenance unless a written condition says otherwise, and registration. It does not name a building insurance policy schedule. Clause 13 says the Arabic text prevails.

A developer guide dated 9 July 2026 lists identity, a title deed, the tenancy contract, a valuation, a contents inventory, and mortgage details where they apply. It does not name the policy schedule or an endorsement.

What stays off the schedule

Article 41(c) of Law No. (6) of 2019 includes the owners’ insurance premiums in the service charges, calculated from the insurance contracts. Article 30(e)(4) allows the service-charges account to pay those premiums. A service-charge receipt records that payment. The Mollak budget — Mollak is Dubai’s service-charge system — and the management contract stay with the building’s accounts. None of those papers is the policy schedule.

The Land Department’s answer to “What is the sum insured and what is its purpose?” describes the security deposit. The landlord asks for insurance so the place can be repaired, and the tenant may recover the deposit where the damage is ordinary daily use. Law No. (26) of 2007, on its English page, leaves maintenance during the lease with the landlord unless the parties agree otherwise, and it allows that deposit to be refunded, or the remainder returned, when the lease ends. The page does not name an insurer or a policy schedule, and the Arabic text prevails.

The Ejari tenancy guide, for an owner who leases and manages the property himself, says insurance is maintained with a property insurance company, and that the insured sum the parties agreed is identified. Any figure already on the schedule stays there. The guide does not refuse a tenancy contract because the schedule is missing. A missing schedule is not an Ejari portal block.

Emaar Community Management’s page for Dubai Marina describes that building’s policy as cover for the structure. It excludes a resident’s belongings and later modifications to fittings that were not part of the unit. Extra perils on that page are that community’s cover, not part of Article 41.

A mortgagee or other interested party already named on the schedule stays in this file. The lender’s written consent to let is a separate letter. Law No. (6) of 2019 and Law No. (26) of 2007 do not say that every mortgaged home must carry building insurance.

Figures and neighbouring papers

Do not write a premium, a percent, a fee, or a deadline into this file. A sum, an excess, or a period already printed on this schedule stays on that page. It is not a Dubai tariff or a Dubai calendar. The air-conditioning contract and its visit reports, the item-by-item contents list, and the lender’s consent to let stay in their own files. A service-charge receipt is not the schedule, and the Land Department “sum insured” answer is the security deposit. A missing schedule does not refuse an Ejari contract. Law No. (27) of 2007 is not the live rule, and one community’s extra perils are not part of Article 41. Law No. (6) of 2019 and Law No. (26) of 2007 do not require building insurance on every mortgaged home. Where English legislation or an Ejari page differs from the Arabic, the Arabic prevails. Insurer wordings are not statutes.

The schedule and the endorsement

The schedule names the insured, this home, and the covers selected. The endorsement is the agreed change kept with that schedule.

GIG’s wording says a change in the use, nature, or amount of the property insured takes effect after the insurer agrees and issues an endorsement. If this policy says the change waits for that endorsement, keep the endorsement with the schedule.

The item-by-item furniture list, with quantity and condition, stays on the furnished contents inventory. File the schedule when it names the insured, this home, and the covers selected, even if a photograph is missing. A photograph already in the pack stays with the schedule.

The two papers on this unit

PaperWhat the page holds
Policy scheduleThe insured, this home, and the covers selected, in the words already on that page. A contents chapter already printed on the schedule stays on this row. A mortgagee or interested-party name already printed on the schedule stays on this row.
EndorsementThe insurer’s agreed change, shown on that schedule or attached so this policy includes it.

Whose page goes on the unit

Law No. (6) of 2019 is the jointly owned property law in Dubai. Article 41(a) requires the management entity to insure the jointly owned real property for maintenance and reconstruction if there is fire, damage, or destruction for any reason, and names that entity as the beneficiary. Article 41(b) requires cover against liability for damage and for bodily injuries to occupants or third parties. Article 51 repeals Law No. (27) of 2007. Older bylaws continue only where they do not contradict this law.

A management entity is in charge of common facilities, jointly owned real property, or common parts, and may be a developer, a management company, or a hotel project management company. Article 3 applies the law across the Emirate, including special development zones and free zones. Article 49 moved earlier owners’ association rights and obligations to these entities.

Where the home is jointly owned real property, file the management entity’s schedule or certificate that names this building or this unit, and leave the service-charge papers with the building budget. The landlord does not buy a second building policy over the management entity’s cover. Where the home is outside that law, file the insurer’s schedule the owner already holds.

Protocols, budgets, and the service-charge account stay with the management entity.

Filing order for this unit

  1. Confirm the paper

This sequence is for the insurer’s building policy schedule and its endorsements on this Dubai home. Leave the annual air-conditioning contract, the furnished contents list, and the lender’s consent to let on their own files. A home in Abu Dhabi uses a different procedure.

  2. Jointly owned property

File the management entity’s schedule or certificate copy that names this building or this unit, and leave the service-charge papers with the building budget.

  3. A home outside that law

File the insurer’s schedule the owner already holds. The tenancy guide’s note on a property insurance company is not an Ejari portal block.

  4. Put the schedule on the unit

Keep the page that names the insured, this home, and the covers selected. Add nothing the page does not already say.

  5. Keep each endorsement beside it

Store each endorsement with that schedule, and follow the words already on this policy about when a change takes effect. It does not go into the air-conditioning contract, the furniture list, or the lender’s letter.

  6. Neighbouring papers

A contents chapter on the schedule stays here. The item-by-item inventory and the consent to let stay on their own files. A mortgagee name already printed on the schedule stays on the schedule. The Land Department answer about the sum insured is the security deposit.

  7. The management entity’s own records

Protocols, budgets, and the service-charge account stay with that entity.

  8. Store the file and stop

Place the schedule and the endorsements on the unit record.

Stop when this unit’s tenancy file holds the insurer’s building policy schedule that names this home, with each endorsement stored beside that schedule. Do not state a premium, a percent, a fee, or a deadline. If the paper is the annual air-conditioning contract, leave it on that file. If the paper is the furnished contents list, leave it on that inventory. If the paper is the lender’s consent to let, leave it on that letter.

IziRento can store the schedule and the endorsements on the unit record. It does not buy the policy or notify the insurer.

File the insurer’s building policy schedule that names one Dubai home, and keep each endorsement beside that schedule during the tenancy.
