How do you find your property’s regional registration window?
Look up the English region of the let on Housing Hub, then write the commence date and the three-month deadline on the folder label. Do not diary “register in December” from your home postcode. From 15 December 2026 you may register early — including a multi-region portfolio in one sitting — but each property’s regional deadline still applies.
GOV.UK’s 9 September 2026 news confirms rollout from 15 December 2026 (West Midlands first), three-month windows, and all actively letting landlords registered by 14 November 2027. Initially only properties under let (or occupied during rollout).
Do map every address before you open a calendar. Do not treat a South East let as done because West Midlands has opened. For example, Faye’s Coventry window starts 15 December 2026 (deadline 14 March 2027); Reading waits until 15 March 2027. Early register from day one would have cleared both folders.

Before you register: set up GOV.UK One Login
Create or confirm a GOV.UK One Login under an email and phone you still control, then store recovery details with the prep pack. Do not leave the only credentials on the agent’s sticky note. Housing Hub states One Login is required for the online service; offline routes exist.
Typical mistake: treating the agent’s portal login as the registration account. The NRLA explainer and Housing Hub both frame the landlord as the person who starts and remains responsible. Agent-upload guidance arrives closer to launch — do not invent button-by-button portal steps now.
Do test that you can still sign in a week before your region opens. In practice, write the recovery email on the same sheet as the regional deadline.

What to put on the one-page landlord and dwelling facts sheet?
Fill one facts sheet per dwelling before upload day: identity fields, freeholder / superior landlord / property manager contacts, occupants and households, any HMO / additional / selective licence numbers, furnished status, rent, payment frequency, and whether utilities are included. Housing Hub lists these for assured or regulated tenancies — write them once so registration is data entry, not memory.
Individuals: name, date of birth, residential address, telephone, email. Organisations: org name and type, non-PO-Box address, contacts, Companies House or charity numbers where they apply. Acting as attorney, personal representative or deputy? Keep capacity evidence with the sheet.
Do copy licence numbers into the pack if you already hold them — the HMO licence documents file covers a full submit pack; here you only need the numbers. Do not invent rent figures on the day. For Faye, Coventry and Reading each need their own sheet.
Which certificates go in the prep pack before you register?
Pull current health-and-safety copies into one labelled folder: gas safety record plus issue date if there is a gas supply; EICR or an appropriate EIC plus expiry or issue date; and the most recent EPC if you had to give a valid one to the current tenant. Write issue and expiry on the filename so you are not hunting WhatsApp on registration day.
Housing Hub mirrors the Private Rented Sector Database Regulations on legislation.gov.uk: if the EPC is no longer valid, note the tenancy start date; if the rating is below the minimum energy efficiency standard (MEES), note whether a registered MEES exemption applies and which types.
Do gather the PDFs you already hold. If a certificate is missing or expired, use the gas CP12 file, EICR report file, EPC get-and-keep, or compliance calendar — do not rewrite those how-tos here. Typical mistake: a WhatsApp EPC screenshot with no issue date typed anywhere.
