How to Update Ejari Property Usage and Type Before a New Dubai Contract
The main points in 30 seconds
Ejari is Dubai’s tenancy registration. This file updates the usage and type on the property record while the unit is empty, before a new tenancy contract starts. The Dubai Land Department says the use cannot change while a lease is active, and the property must be empty. Freehold goes to the Survey Section. Non-freehold goes through the business-user login or a trustee office. Name the unit, file the update, and store it with the unit.
The next tenancy contract has not started. The unit is empty, and the usage and type on its Ejari property record still show the old use. Ejari, Dubai’s tenancy registration, does not allow that use to change while a lease is active, and the property has to be empty. File the usage and type for this named unit in that gap, on the freehold or non-freehold channel, and leave last year’s registration certificate in its own file.

Usage and type before the next contract
The file is the usage and type on the Ejari property record for one named unit. It is updated while the unit is empty, before a new tenancy contract starts. The window is the gap after the old contract has ended and before the new one begins. Gulf News, reporting a Dubai Land Department update for owners who are renting or plan to rent, says to open property details before the tenancy contract process and update the field it calls “property, usage, type.” The report says those changes are made when the property is vacant.
The note names this unit and the usage and type that should be on the record. A note that does not name the unit is not the file. A repaint, a new floor, or a lobby upgrade is not this change of use. The department’s usage answers are about how the property is used, including a move between residential and commercial, and they do not treat decoration as that change.
An active lease blocks the change
The unit has to be empty before this usage can change, and that condition belongs to this file. On the Dubai Land Department FAQ, a change to the use of the property is not allowed if there is an active lease, and the property must be empty. A further answer on that page says you are not allowed to modify any details in an active Ejari. The update is made after the old contract has ended, and before the next one starts.
The Ejari cancellation documents are the file that ends the old contract. The usage change needs an empty unit. That cancellation file is not the usage update.
Freehold and non-freehold are different channels
The FAQ answer on updating property details splits the job into two channels. Non-freehold property details are updated through the business-user login or at a trustee office. That login is the sign-in for a business user. Freehold property goes to the Survey Section by email at [email protected]. Gulf News says the field update is mainly for non-freehold property. The FAQ still gives freehold its own email, so both channels remain.
Where to file the usage and type
| Tenure | Where the update is filed |
|---|---|
| Freehold | Email the Survey Section at [email protected]. |
| Non-freehold | Update property details through the business-user login, or at a trustee office. A move from residential to commercial also needs a request to technical support and the map from Dubai Municipality. A move from commercial to residential needs that map and the number of rooms. |
A move between residential and commercial stays inside the non-freehold row. The municipality map is part of that same filing. The number of rooms is added only when the use goes from commercial to residential. Both directions stay on the non-freehold channel.
Before anyone starts the tenancy contract, the new usage is checked against Dubai Municipality records. Gulf News says the system accepts the change when the new usage type matches those records, and the owner may then proceed to contract creation or renewal. Seven Stones repeats the match and the vacant-unit timing. Nautilus says the system proceeds only when the details match municipal records, and it puts that match before registration or renewal. Starting the tenancy contract does not take the place of this update.
Other papers stay in their own files
The registration pack, the cancellation file, the renewal, and the property-management contract are other files. Registration is the tenancy service that issues an e-Contract Registration Certificate. The Ejari registration documents are that pack. Cancellation ends the old contract and does not write the new usage. Renewal uses the same register-and-renew service when a contract continues, and it is not the usage and type filed on the property record while the unit is empty.
Under Property Details, Management Contract is its own menu. The property-management contract belongs on that menu. Properties cannot be added or removed when a management contract is renewed. That contract is cancelled and a new one is created. That renewal rule is not a change of usage.
The request to amend property data is a separate file. It amends area, type, number, status, or store, and it issues a title deed. “Type of property” on that service is not the Ejari field “property, usage, type.”
First registration of a property into Ejari goes out as a different email to the Survey Section. After a sale, the landlord named on the lease is changed in another file. A billing-name update has its own file. Saving a rent approval on the unit is separate from this usage change. Once those are left in their own files, this file is still the usage and type on this unit.
Store the update on the unit
The unit is empty, and the channel is the one in the table. You name the unit and the usage and file them on that channel while the unit is still empty. The copy stays with the unit, and the new tenancy contract is not used in place of this update.
Filing order for this update
Empty unit, no active lease
The unit is empty and no lease is active. The FAQ does not allow a usage change during an active lease, and it does not allow details in an active Ejari to be modified. Registration, cancellation, renewal, and the management contract stay in their own files.
The unit and the usage, named
The note names the unit and the usage and type that should appear on the Ejari property record before the new contract. A note that does not name the unit is not this file.
File on the channel in the table
The update is filed while the unit is still empty. Freehold goes to the Survey Section email. Non-freehold goes through the business-user login or a trustee office.
A residential or commercial change stays non-freehold
When non-freehold usage moves between residential and commercial, the Dubai Municipality map stays on that same channel. The room count stays with a move from commercial to residential.
Municipality records, then the contract
The new usage is checked against Dubai Municipality records before anyone starts the tenancy contract. The system accepts the change when the usage matches those records. Starting the contract does not replace this update.
Store the copy and leave the other files
The registration pack, the cancellation file, the renewal, and the property-management contract stay where they are. The usage and type are stored on the unit, and the copy names the unit.
The file is complete when the usage and type for that empty unit are stored on the unit, before a new contract, and the copy names the unit. This article does not state a fee or a deadline for the usage-and-type update. IziRento stores the update and does not change the Ejari record.
Store the usage and type with the unit
IziRento keeps that copy on the unit. It does not change the Ejari record.
Open the workspaceUpdate the usage and type on the Ejari property record while the Dubai unit is empty, before a new tenancy contract, on the freehold or non-freehold channel.
