How to Assemble a Building Insurance Claim File After a Dubai Leak
The main points in 30 seconds
After a leak in a Dubai rental, the claim pack on the unit is the insurer’s claim form for this leak, the photos of the source and the damage, and the repair quotation or invoice for this loss. The company supplies that form and defines the documents the claim needs. The policy schedule is a different file. The repair log and the annual air-conditioning contract stay on their own files. Store this pack on the unit.
After a leak, the unit already keeps the insurer’s policy schedule as its own file, and it still has no claim pack for this loss. That pack is the insurer’s claim form for this leak, the photos of the source and the damage, and the repair quotation or invoice for this loss. The schedule is a different file.

The claim pack after the leak
The claim form comes from the company. Insurance Authority Board Resolution No. 3 of 2010 is shown as In-Force on the Central Bank rulebook, and it was amended by Board Decision No. (40) of 2019. Article 9 says the company prepares claim forms for the type of insurance, provides them free of charge, and writes them in clear language. The company defines the information the insured or the beneficiary must give, and the documents submitted for examination and settlement.
The company keeps a special file for each claim, with the correspondence, the reports, and the documents. On the unit, those papers for this leak are the claim pack. The description of what happened goes in the form’s own fields.
ADNIC’s home-claim page asks for the policy number, the time, the date, the location, a description of what happened, an estimated value of the loss, and the claim form. Further documents depend on the loss. After they are in, ADNIC may appoint a loss adjuster, a person sent to inspect the damage, or arrange a survey by its engineering services department.
ADNIC’s home-insurance page says a completed claim form is required, and that more documents may be requested based on the type of loss. Before repairs, that page says to claim the damage and receive approval first, under the claims procedure in the policy. Scanned copies may start the claim, and original copies are required after approval and before payment. A police report on that page is mandatory for theft.
A report from that loss adjuster or that survey, when the company issues one, is among the reports kept in the claim’s special file. On the unit, that report stays in this claim pack. The policy schedule stays in its own file.
Sukoon’s home-claim page lists leaks alongside storms, rain, and fire. A first notice can carry the policy number from the certificate of insurance, the date of loss, the nature of the loss, a short description, pictures or a short video, and an estimate of the loss. Pictures sent with that notice are the photos kept with the form. The document list then asks for a completed claim form, proof of ownership, a police report, and a copy of the policy schedule, and it says more documents may be required. The copy is an attachment when this insurer asks for one. The schedule and its endorsements, the later changes kept with that schedule, stay on their own file.
The photos show the source of the leak and the damage that followed, and they stay with the form. InsuranceMarket’s claim-process page, updated 28 September 2026, says damaged items stay until a loss adjuster confirms. It lists a maintenance or contractor report for leaks, pipe bursts, and air-conditioning issues, together with repair quotations or contractor reports. Where a quotation, a contractor report, or an invoice already exists for this loss, it sits with the form. For a smaller leak, that page says the claim may be assessed on the photos and a maintenance report, and that the insurer’s own instructions apply. It also names a policy schedule or certificate, which remains the other file.
Repair timing follows this policy. Liva’s home wording says to check the schedule and the wording for cover and for any evidence they require, then return the claim form with the supporting evidence. Emergency repairs are arranged when they are necessary to prevent further damage. Where the repair can wait, estimates are sent later, and the form is not held back for them. Damaged boilers or tanks are not disposed of.
That wording lists escape of water, water leaving a fixed pipe, a cooling installation, or a domestic appliance, as a buildings peril in the booklet. Cover for this leak is read from the policy in hand. ADNIC’s page says to claim the damage and receive approval before repairs, and to report the claim and protect the property from further loss. Liva’s wording allows emergency repairs to prevent further damage. The claims procedure already printed on this policy is the one that applies.
Bayut’s property-damage guide, updated 21 October 2026, includes water leaks and the claim form the insurer issues. It does not name a repair invoice. When an invoice for this loss exists, it still belongs with the form. The running repair log, the row of requests, written approvals, and invoices through the tenancy, stays its own file, and only that invoice is copied here.
If the company rejects the claim in whole or in part, Article 9 says it gives the reasons in writing, and a general or inaccurate phrase is not enough. Subject to the policy, the company may repair or replace the insured property. That letter stays with this claim’s papers. It is the company’s written reason, not a quotation for the repair.
If the home is jointly owned real property, Law No. (6) of 2019 names the Management Entity, the entity that manages that property, as the beneficiary of the building policy, and a common-part leak may be notified through that entity. A landlord-insurance page, updated 23 August 2026, describes a burst common riser as a claim the managing agent makes, and an in-unit loss as a notice on the policy the owner already holds. Where the loss sits on a policy the owner already holds, the form is that insurer’s form. This unit still keeps the form, the photos, and the repair papers. The English text of the law says the Arabic prevails.
Maintenance during the lease is a different duty. Article 16 of Law No. (26) of 2007 leaves maintenance works, and the repair of a defect that may affect the tenant’s intended use, with the landlord, unless the parties agree otherwise. The article does not name an insurer, a claim form, or a photograph, and the Arabic text prevails. That duty is not this claim form, and the security deposit is a different file.
An air-conditioning overflow can be the cause of the leak. The one-off quotation or invoice for that loss joins the claim form when it exists. The annual air-conditioning contract and its visit reports stay on their own file.
The schedule, the log, and the air-conditioning contract
The schedule, the repair log, and the annual contract are not this pack. A police report or a Civil Defence fire report joins only when this loss already calls for it.
Claim pack on the unit
- The insurer’s claim form for this leak, with what happened written in the form’s own fields.
- The photos of the source and the damage, kept with that form.
- The repair quotation, contractor report, or invoice when it exists for this loss.
- A police report or a Civil Defence fire report only when this insurer has asked for it, or in cases of theft, burglary, malicious damage, a fire, or many major incidents. A leak this insurer is assessing on photos and a contractor report does not add a police report.
Files that stay separate
- The policy schedule and its endorsements. A copy is attached only when this insurer asks for one.
- The running tenant repair log. Only the invoice for this loss is copied here.
- The annual air-conditioning contract and its visit reports, even when an overflow is the cause.
- A service-charge receipt, a budget, and the management contract.
Stored on the unit
Stop when this unit holds the claim pack for this leak: the insurer’s claim form, the photos of the source and the damage, and the repair quotation or invoice for this loss. No premium, percent, dirham amount, or countdown is stated for this pack.
If the paper is the policy schedule, leave it on that file. If the paper is the running repair log, leave it on that file. If the paper is the annual air-conditioning contract, leave it on that file.
IziRento stores the pack on the unit record. It does not notify the insurer, send the claim, appoint a loss adjuster, or pay a settlement.
After a leak in a Dubai rental, store the insurer claim form, photos of the source and the damage, and the repair quotation or invoice on the unit.
