How to File a Tawtheeq Renewal Form for an Existing Abu Dhabi Tenancy

Tawtheeq is Abu Dhabi's tenancy-contract register. A renewal of a tenancy that already exists is the tenancy-contract form signed by both parties, with the unit and the next term on the form. Keep the tenant's passport copy, the residence or visit visa, a company trade licence only for a company tenant, and the occupants' cards with the form. Only the lessor starts the renewal. Store the signed form with the tenancy.

Before the next term of an Abu Dhabi tenancy that already exists, the file needs the tenancy-contract form in its renewal use, signed by both parties, with the unit and the next term written on that form. Tawtheeq is Abu Dhabi's municipal register of tenancy contracts. A chat that says the next term continues is not that form. Keep the signed form with the tenancy.

The signed renewal form for a tenancy that already exists

Both signatures belong on the renewal use of the tenancy-contract form, and the unit and the next term belong on that same sheet. The tenancy being renewed is one that already exists. A message that the parties will carry on does not write the unit or the next term onto a form both parties have signed.

The Department of Municipalities and Transport still publishes one application form under the title Tenancy Contract Form (new - renew - modify) on its live forms catalogue. New, renew, and modify share that title. The use kept with an existing tenancy is renewal.

Section 7 of the supporting-documents guide is headed Tenancy contract renewal. It asks for a tenancy-contract registration form signed by both parties, then the identity pages in the table below. The Department of Municipalities and Transport PDF hosts that list. An English transcription of the same list matches section 7. It is a reading of the hosted guide, not a later rule.

Only the lessor may apply for a tenancy-contract renewal. DARI, the Abu Dhabi Real Estate Centre service, is where that application starts. The renewal FAQ states that limit.

On the Abu Dhabi Real Estate Centre help page, a tenancy contract and a Tawtheeq contract are both attested contracts approved by the municipality. A contract signed between the lessor and the tenant outside the online service is not considered a Tawtheeq contract. The help page states that difference. The paper stored with the tenancy is the signed form. A message, a receipt, or an agent's note that the form was submitted is not the registered record.

Resolution No. (4) of 2011 tells the concerned municipality to prepare a unified lease-contract form and a register of lease contracts. Article (4) requires contracts, and later amendments, to be registered, and it says only a registered contract is admissible for the competent entities. Article (5) requires landlords to register lease contracts upon renewal. The resolution states those duties. An amendment stays in its own file.

The Tawtheeq terms, hosted by the Department of Municipalities and Transport, say the system was developed under that resolution to register leasable properties and tenancy-contract details. A contract is not registered until the municipality has processed and approved the transaction. The owner or the company keeps the entered data accurate and updates it with the supporting documents.

When the lessor opens a renewal, the previous contract, the tenant, and the occupants are already shown. Property details cannot be edited. Contact details cannot be edited. The rent amount can be edited on that screen. This file leaves the rent as the signed form already writes it. Those fields are on the DARI renew guide.

An added occupant is a name plus an Emirates ID or a unified number, and appendix documents can be attached. The renewal service card says the owner must already be registered in the electronic Tawtheeq services, and it names a passport among the documents that may be required. The passport in this file is the tenant's valid copy from section 7, kept as a page.

Identity pages that sit with the form

The pages that sit with the form come from that same section 7 list. Each page has a condition, so a company trade licence is not in every file. The table names the page and the condition. It has no column for a number and no column for a photograph. A passport number, an Emirates ID number, a unified number, a visa number, and a photograph stay on the page itself.

Identity pages with the renewal form

PageCondition
Tenant's valid passport copyThe tenant on the existing tenancy. Keep the copy with the signed form.
Valid residence permit or visit or tourism visaThe tenant's current residence permit, or a visit or tourism visa, kept with the form.
Trade-licence copyOnly when the tenant is a company. An individual tenant does not add this page.
Occupants' valid identification cardsWhen people occupy the home. Keep the cards with the form.
Added occupantA name, with the Emirates ID or the unified number remaining on that identity page. The number is not copied into the file note.

A company trade licence appears only when the tenant is a company. An added occupant is a name on the renew screen, with the Emirates ID or the unified number left on that page. The passport copy, the visa page, and the occupants' cards stay with the form when those people are on the tenancy.

Other files stay out of this renewal

The same supporting-documents guide gives a new registration a longer list than section 7. DARI treats Register Tenancy Contract as a different service from Renew Tenancy Contract. An ADWEA or ADDC clearance is named on new registration and on cancellation, not on the renewal list. A power of attorney may appear on a building manager's own counter list. That counter list is not section 7.

Law No. (4) of 2010 replaces Article (20) of Law No. (20) of 2006. A lease that runs to its stated term may be renewed by mutual consent. A written notice that a party does not wish to renew, or wants to change the terms, is a different paper from this signed form. Amendment, cancellation, and sublease each have their own papers in the municipal guide.

Al Reem and Al Maryah sit with a different authority. A checklist updated 1 October 2026 says ADGM (the Abu Dhabi Global Market) covers those islands through its current real-estate services, including leasing through AccessRP (ADGM's leasing service), and that an older line sending every Abu Dhabi lease through Tawtheeq was too broad. If the unit is on either island, stop.

Where this file stops

This file is the signed renewal of a tenancy that already exists. A first registration is a different pack. A written notice that a party does not wish to renew, or wants to change the terms, is a different paper. Leave out a utility clearance, a power of attorney, a modification set, a cancellation, and a sublease. If there is no current contract, stop. If the unit is on Al Reem or Al Maryah, stop. Leave a fee, a percent, and a deadline off this file, and do not print an identity number.

Store the signed form with the tenancy

After those other papers are set aside, file the renewal in the order below. It starts from a current contract and ends when the signed form and the named pages are stored with that tenancy. If there is no current contract, or the unit is on Al Reem or Al Maryah, stop.

File the renewal, then stop

  1. Confirm a current contract

The tenancy to renew already exists. If there is no current contract, stop. A first registration is a different pack. On a renewal, the previous contract, the tenant, and the occupants are already shown.

  2. Take the form both parties signed

Use the tenancy-contract form in its renewal use. Both parties have signed it. The unit and the next term are written on that form.

  3. Clip the named pages

Add the tenant's valid passport copy and the valid residence permit or visit or tourism visa. Add a trade-licence copy only when the tenant is a company. When people occupy the home, add their valid identification cards. If an occupant is being added, keep the name with the Emirates ID or the unified number on that page. Do not copy a number into the file note.

  4. Leave property, contact, and rent as written

Property details stay as the existing contract shows them. Contact details stay as that contract shows them. The rent on this file is the rent written on the signed form.

  5. Keep the other papers out

Leave out the written notice that a party does not wish to renew or wants to change the terms, a modification, a cancellation, a sublease, a utility clearance, and a power of attorney. If the unit is on Al Reem or Al Maryah, stop.

  6. Store the set with the tenancy

Keep the signed form and the named identity pages with the existing tenancy. The unit and the next term remain the ones written on the form.

  7. Stop at this file

IziRento stores the signed form and the named pages. It does not register the tenancy.

Stop when the signed renewal form for the existing tenancy is stored with that tenancy, the unit and the next term are on the form, and the named identity pages sit with it. Leave an identity number, a fee, a percent, and a deadline off the file. Do not carry the file into a first-registration pack, into the written notice that a party does not wish to renew or wants to change the terms, into a modify or cancel file, or into a portal click path. If the unit is on Al Reem or Al Maryah, stop.

IziRento stores the signed form and the named pages and does not register the tenancy. It does not submit the renewal. The unit and the next term stay as written on the form.

File the signed Tawtheeq renewal for an existing Abu Dhabi tenancy, with the unit and next term on the form and the identity pages kept beside it.
