How to File an Abu Dhabi Lease Closure Confirmation When the Tenancy Ends

An Abu Dhabi lease closure confirmation is the electronic notification for the matching service. Dari says you cancel a tenancy contract if it is still active, and you close it if it has expired. The close card names electricity proof in the landlord's name and a keys handover document. The cancel card requires no documents. Save the notification with the contract, and do not start the next registration while the old contract still shows active.

The tenancy has ended, and the Abu Dhabi landlord account still shows the lease. Two services sit on that account, and the confirmation you keep is the electronic notification for the one that matches the contract. A chat line is not that notification. File close when the registered contract has expired, and cancel when it is still active. Save the notification with the contract, and do not start the next registration until the old contract shows closed.

Dari, Abu Dhabi's real estate service, says you can cancel a tenancy contract if it is still active, or close it if it has expired. You can open the same services on TAMM, Abu Dhabi's government services channel: Close a Lease Contract and Cancel a Lease Contract. The attachments and the notification below come from the Dari cards with those names.

Close and cancel are different services

Both services are valid. Treating every ending as a cancellation sends an expired contract to the wrong card. Close a Lease Contract for Leased Property Units is for leased units once the contract expires, and the card calls it a request to close an expired tenancy contract. Cancel a Lease Contract for Leased Property Units is for leased units while the contract is still valid, and that card calls it a request to cancel an active rental contract.

The close card's result is an electronic notification of the lease contract closure. The cancel card's result is an electronic notification of lease termination. Ejari is Dubai's tenancy registration, so the Ejari cancellation checklist belongs to that registry, not to Dari or TAMM.

Two columns that send an expired contract to close and an active contract to cancel
Both services are valid, and a chat line is not the notice either card names.

Expired contract: Close a Lease Contract

  • Electricity account closure, or electricity proof in the landlord's name
  • Keys handover document from the tenant
  • Electronic notification of the lease contract closure

Active contract: Cancel a Lease Contract

  • The card says this service does not require any documents
  • Electronic notification of lease termination

The attachments stay on the card that names them

For a single unit, those columns are the attachments and the notification. The electricity paper and the keys handover document belong to close. The cancel card's statement that the service does not require any documents belongs to cancel. Neither line belongs on the other card.

A contract that covers several units is a separate path. Dari's page for closing a tenancy contract for multiple units lets the landlord choose with the tenant's approval or without it, and it says to upload any required documents without naming the files. The one-unit columns above are not that path.

The ADREC document check can look at a tenancy contract, a certificate, or a Madhmoun permit. That page does not say the check shows a contract as closed. The confirmation is the electronic notification named on the card you filed.

The electricity line belongs to close, and cancel names no documents.

An unanswered tenant does not close the contract

Dari's page on who may close the tenancy contract says the landlord and the tenant both confirm the close. If the tenant has not answered, the page still describes a close the landlord files without that confirmation. Silence does not complete the contract, and it does not remove the need to file.

The close filed without the tenant's confirmation

Once more than 30 days have passed since the contract expired, that Dari page allows the landlord to file Close Tenancy Contract without the tenant's confirmation, and it requires the ADDC letter to close the account. The letter belongs only to that request, and you still have to submit it. The contract does not close on its own, and the letter is not an attachment on Cancel a Lease Contract while the contract is still active.

File the service you chose and keep the notification

Sign in on the landlord account, submit the service that matches the contract, and read only the replies for that path. A close of an expired contract follows Dari's page for closing a tenancy contract. A cancel of a contract that is still active follows Dari's page for cancelling a tenancy contract. A rejection on either path is not a closed file.

A rejection is not a closed file, and the next registration waits until the old contract shows closed.

Save the confirmation beside the contract

  1. Sign in on the landlord account

For a close, the card says to sign in with UAE PASS, the UAE's digital identity login, or through a channel the card makes available. For a cancel, the card says UAE PASS or a service centre. When the account belongs to a company, Dari's page on who may close the contract says an authorised signatory may act. Someone without that authority does not submit the request.

  2. Submit the service that matches the contract

An expired contract goes to Close a Lease Contract, with electricity account closure or electricity proof in the landlord's name, and the keys handover document from the tenant. A contract that is still active goes to Cancel a Lease Contract. That card says the service does not require any documents, so you do not add the ADDC letter to a cancel.

  3. Read the replies if you filed a close

The request goes to the tenant. The tenant can accept, which includes a signature and Dari's terms, return the request with feedback, or reject it. If the tenant accepts, the contract is completed and the landlord has nothing further to do on that request. If the tenant returns it with a comment, resubmit or stop the request. If the tenant rejects it, stop that request. A new request is a separate filing.

  4. Read the replies if you filed a cancel

The tenant is notified and can accept or reject with a reason. If the tenant accepts, the landlord submits the cancellation, and the tenant is notified that the contract is cancelled. If the tenant rejects, the landlord can submit again or use Cancel by court order. A rejection is not a closed file. Cancel by court order is a separate service.

  5. Save the electronic notification with the contract

For a close, keep the electronic notification of the lease contract closure. For a cancel, keep the electronic notification of lease termination. Put the notice with the contract. A result from the document check is not this notice.

  6. Wait until the old contract shows closed

Do not start the next registration while the old contract still shows active. Tawtheeq is Abu Dhabi's tenancy registration. The pack for a first registration is a different file, and it waits until this contract shows closed.

You are done when the tenancy file holds the electronic notification for the service you filed, and you have not started the next registration while the old contract still shows active. Read the amount on the Dari or TAMM screen when you submit, and leave it there. A guide's amount, any claim about how long the request takes, and a rule that the contract ends without a filing do not belong in the tenancy file.

The first Tawtheeq registration pack is the file for a new contract. The Ejari cancellation checklist stays with Ejari. A mutual early-exit settlement is the paper the two parties sign when they agree to end the tenancy early, and this notification does not replace it. A Dubai deposit refund that waits on clearance from DEWA, Dubai's electricity and water utility, is a different file. The electricity paper in this confirmation is only the attachment the close card names.

IziRento stores that confirmation on the lease record. It does not submit the close or the cancellation to Dari, TAMM, or ADREC. You still file on the landlord account.

Keep the notification with the lease

IziRento stores the confirmation you save on the lease record. It does not file the request.

Match an ended Abu Dhabi tenancy to close or cancel, save the electronic notification the card names, and wait until the old contract shows closed.

FAQ

Which path is close and which is cancel?

Cancel is for a tenancy contract that is still active. Close is for a contract that has expired. Dari's help page draws that distinction, and the two services on the landlord account follow it.

Does this confirmation replace the mutual settlement?

No. The notification records the close or the cancellation filed on the landlord account. A mutual early-exit settlement is a separate paper the parties sign when they agree to end the tenancy early. That file is at https://izirento.com/en-ae/blog/mutual-early-exit-settlement-file-dubai.

What if the tenant has not responded yet?

The contract stays open. On a close, a filing without the tenant's confirmation is allowed only after more than 30 days from expiry, and only with the ADDC letter to close the account. That is a request you submit. On a cancel, a rejection leaves the contract open: submit again, or use Cancel by court order, which is a separate service.
